01 About me
I started at 22 painting empty houses with my brother-in-law, and after enough half-finished job sites I learned how to build them out from scratch. That's what I do now: you hand me a tired old house and I hand it back modern — floors, doors, walls, the bathroom and the paint, which is still what I do best and what pulls the whole thing together. I work with my own crew, on set dates, and I don't disappear halfway through. I don't do plumbing or electrical work: I tell you that on day one, so you know which part you need to line up yourself. Everything else is on me.

Renovation comes first, because that's my trade, and painting sits right under it because the two go together: I don't hand back a house unpainted. These are ballpark prices for a typical Long Island home. On a renovation the real number comes once I've seen the house — and then you get it fixed and in writing. I don't do plumbing or electrical, so you won't find it on this list.

Three steps and not one surprise.

We look at the house together
I come see it with you, even if it isn't yours yet. I measure, look at how it is underneath and tell you what's worth doing and what isn't.

Fixed price and dates
In writing, line by line, with the day I start and the day I hand it over. If something turns up behind a wall, I stop, I call you, and you decide.

I build it and hand it back
Build-out, floors, doors, bathroom and paint, in that order. I haul away every last bit of debris and hand it back clean, with a 12-month written warranty.

05 What everyone asks me
Do you do plumbing and electrical?
No, and I'd rather say so on day one. Pipes and wiring aren't my trade, so you'll need to hire that part separately. I'll coordinate with whoever you bring in and leave the job ready for them, but I won't charge you for it or sign off on it.
How long does a whole-house renovation take?
Five to seven weeks for about 750 sq ft, counting build-out, floors, doors, bathroom and paint. A bathroom on its own is around eight days. You get the dates in writing and a check-in from me every week.
Can I live in the house while you work?
During a full renovation, better not: there's dust, no floor and the bathroom is torn out. If it's just paint or one room, absolutely — I work in sections so you always have somewhere to be.
Is that old house I saw worth it?
That's what the walkthrough is for: I come with you before you buy, look at how it really is and tell you what it would cost to put right. Sometimes the answer is no, and you get that answer too.
Do you speak Spanish?
Spanish is my first language. There's a separate number for it and this whole site in Spanish — the button is at the top right.
Do you do contracts and invoices?
Always. A contract with the fixed price and the dates, and an invoice when it's done. I work for homeowners, for landlords and for people buying houses to rent out.
